The Bel Air sector will form the heart of the residential district of the ZAC Gare Ardoines. Lot BAS2, located in the southern part of the Bel Air sector, enjoys a prime location within the ZAC, with immediate proximity to public transport and access to the public spaces of the Descartes sector, which will serve the future residential neighborhood.

Our project is deliberately inspired by Vitry’s architecture—its eclectic, industrial heritage, its iconic buildings such as the Papelots estate, as well as its working-class suburban fabric. We have drawn from this a refined and qualitative palette of materials, tailored to the different programs and buildings.

The architectural style aims to be simple and timeless, yet not boring, with careful attention given to details in the moldings and materials. The organization of the buildings, with visible staircases on the façades, large shared terraces, exterior walkways, spacious private loggias, and continuous balconies, contributes to the image of lively, animated façades. The façades will be made of brick, both new and reused, in various shades of red to carmine, lime render, wood-aluminum joinery, retractable fabric blinds that allow light and air to pass through when closed, and light, open steel railings enclosing the large loggias.

The « Low Carbon » commitment is one of the key challenges of our design. The amount of bio-sourced materials will exceed 30kg/m² of floor area; the structure will be a concrete post-and-beam system, with mixed wood/concrete floors and insulation made from bio-sourced materials.
